Between Us Stays is the accommodation side of a discreet European platform for adult couples. You describe your property once — privacy, house rules, guest policies — and receive written stay enquiries from couples who already know what to expect. Your mainstream brand and positioning stay exactly as they are.
Listing costs nothing upfront. Between Us is building a booking marketplace and intends to earn a service commission on bookings generated through the platform — you only pay us when we bring you business. Integrated marketplace payments are not live yet, so today payment is still arranged directly between you and your guest, and nothing is deducted.

What we ask of you
- You are legally entitled to let the property and to host adult guests.
- Your description, photos and rules are accurate and current.
- You answer enquiries within a few days — an unanswered inbox is the fastest way to lose a listing's ranking value.
- You respect guest privacy: no guest names, photos or details shared outside the enquiry.
- You accept our consent and safety standards for anything hosted at your property.
You stay in control
- You set the price, the minimum stay and the seasons you accept.
- You control availability — Between Us never sells a date you have not confirmed.
- You approve how your property is presented, in English and German.
- You define house rules, your couples and singles policy, and whether you host events at all.
- You decide every enquiry: accept, ask a question, or decline.
- Your exact address stays private until you release it inside an enquiry.
How Between Us earns
- Listing is free: no listing fee, no subscription and no paid placement. Position cannot be bought. Optional paid service packages, such as Stay Ready, are separate and priced individually.
- Between Us plans to earn a service commission on bookings generated through the platform, once integrated marketplace booking and payment go live.
- The commission and the commercial terms will be agreed with you in writing before any paid booking function is switched on for your property. Nothing changes retroactively and nothing is deducted under the current terms.
- Performance-based by design: if we send you no business, we earn nothing.
Current phase: guests discover your property and send a structured enquiry. Marketplace booking payments are being introduced; until they are, you and the guest settle directly.
How it works
1. Create your partner account
Sign up, then complete the property partner form with your company details and a contact person. It takes about ten minutes.
2. Submit your property for review
Add photos, capacity, facilities and lifestyle attributes in English and German. We review every property before it becomes visible.
3. Receive enquiries
Approved properties appear in search. Couples send stay enquiries; organisers send venue enquiries. You accept, decline or ask a question.
4. Confirm the stay
You agree dates, prices and house rules with the guest or organiser and confirm the stay. Until integrated marketplace payments are activated, payment is arranged directly between you and the guest.

An optional paid package: a readiness review, positioning, bilingual listing copy and guest-journey materials. Listing your property stays free.
What stays under your control
- Your prices and what a stay includes. We never set or display a price you did not enter.
- Availability: there is no calendar and no instant booking. Every enquiry waits for your yes or no.
- Your house rules and who you accept, including whether single men are welcome.
- Your cancellation terms, taxes and fees statement, minimum nights and check-in/check-out times.
- Whether your exact address is revealed, and to whom — you release it inside an accepted enquiry.
- Whether you host organiser events at all, and which ones.
- Unpublishing or removing your listing at any time, without deleting your account.
What is public and what is not
Public on your listing page
- Your trading name, country and city or region.
- Your bilingual description, photos you upload, capacity and facilities.
- The lifestyle attributes and single-men policy you selected.
- Your price basis, taxes and fees statement, cancellation terms and stay rules.
Never public
- Your exact address, until you release it inside an accepted enquiry.
- Your contact email, phone number and the contact person's name.
- Company registration details and any documents you upload for review.
- Enquiry contents, your replies, and internal admin notes.
What to prepare (about 10 minutes)
You do not need this to create an account, only to submit the property for review.
- Legal/trading name, country, city and a contact person.
- 6–12 photos you own the rights to, with no identifiable guests.
- A short description in English and German (we can review your German).
- Capacity, minimum nights and check-in/check-out times.
- Your price basis (per night, per person, per stay) and whether taxes and fees are included.
- Your cancellation terms in plain language.
What we do not do (yet)
- No instant online booking, no availability calendar and no Between Us checkout yet — enquiries and confirmed requests today, integrated marketplace booking in preparation.
- No paid placement, so no listing can buy a better position. Listing itself stays free; optional service packages are priced separately.
- No guaranteed volume. We are an early-stage platform in Germany, Austria and Switzerland first, and we would rather say that than promise numbers we cannot prove.

- What does it cost?

Today no payment runs through Between Us, so nothing is deducted.
- Will my property be publicly labelled as a swinger venue?
- Only in the terms you choose. You select the lifestyle attributes that apply — adults-only, discreet location, couples-only, and so on — and you write your own description in both languages.
- Who sees my address?
- Nobody, until you release it. Public listings show region and approximate location. The exact address is shared by you, inside an enquiry, when you decide the enquiry is genuine.
- Who are the guests?
- Members with a completed profile and a confirmed email address. Couples and single women and men who have accepted our consent and safety standards. You always decide whom you accept.
- Can I also host organiser events?
- Yes. Organisers can send you a venue enquiry for a party or a Between Us Connections evening. These are separate from couple stay enquiries and you can decline either kind.
- Can I remove my listing?
- At any time, from your partner workspace. You can also unpublish temporarily without deleting anything.
- How long does the review take?
- Usually a few working days. We check that the property is real, the operator is identifiable, and the content meets our standards. We tell you if something needs changing.
