Property Partner Terms

You provide the property and the hospitality. Between Us shows it to the right couples and organisers, and passes their enquiry to you.

1. Your role and ours

You are the accommodation and hospitality provider and the contracting party for any stay or venue hire. Between Us publishes your listing and passes enquiries to you. We are not a travel agency and not a tour operator. Marketplace booking and payment functionality is in preparation and is not yet active, so today we publish, pass on enquiries and process no payments.

2. Enquiries are not bookings

An enquiry sent through Between Us is a request. No contract, reservation or obligation exists until you and the guest agree one directly. Prices shown on Between Us are indicative and carry the pricing basis you set.

3. Accuracy

Capacity, bedrooms, bathrooms, overnight capacity, amenities, indicative price, pricing basis, deposits, minimum hire and lifestyle attributes must be accurate and kept current. Lifestyle attributes describe what the property permits — they are not a description of any activity we arrange.

4. Minimum information before a listing can be activated

A listing cannot be approved or published until it states: the provider's trading identity, the property type and public area, capacity, an indicative price with its pricing basis, and cancellation terms for stays. Listings missing any of these stay in draft.

5. What is being sold

Payment for a stay or a hire buys the accommodation and hospitality services described in the listing. No sexual services are offered, arranged, included or implied — not by the property, not by Between Us, and not as part of any package, deposit or fee.

6. Cancellation and refunds

You set the cancellation terms for your property, they are shown on your listing, and you honour them. You handle deposits, changes, no-shows and refunds directly with the guest. Between Us handles no money.

7. Prohibited activities

The Prohibited Activities policy applies in full: no prostitution or escorting on or through the property, no paid sexual services, no facilitation of paid sexual access, nobody under 18, no explicit media in listing photography, no recording of guests, and no illegal services.

8. Privacy and discretion

Exact addresses are never published; we show the general area until you disclose the address to a confirmed guest. Guest data received through an enquiry is used for that enquiry only and is not resold or reused for marketing.

9. Review and de-listing

Listings are reviewed before they go live and re-reviewed periodically; the review date is shown publicly. We can pause or remove a listing for inaccuracy, unmet cancellation obligations, safety reports, or breach of these terms.

10. Fees

There is no listing fee and no subscription, and ranking cannot be bought. Today Between Us processes no guest payments and retains no commission. Separately from listing, Between Us offers optional paid service packages to property partners, such as Stay Ready. These are never required to list, and buying one does not improve your position in search or change a review outcome. Scope, price and payment terms are agreed with you in writing in advance and invoiced directly by Between Us; they are not part of these terms. Between Us is preparing marketplace booking with integrated payment. When it is activated, Between Us will retain a service commission on bookings generated through the platform and pass the provider share on. The commission rate, payout mechanics, settlement timing and payment provider are not yet determined and are not part of these terms. They will be agreed with you, and published as payment terms, before any commission applies to your property. Nothing applies retroactively.

This document is under legal review. It describes how Between Us operates today: a discovery and booking marketplace in preparation that does not yet process payments itself. Governing law, jurisdiction and the operator's registered details are completed once the operating company is registered.
